Case Study 4: Able to buy a home in Sydney!

Mark and Melissa had been trying to get into the Sydney property market for nearly 10 years. More than half a dozen different banks had told them they lacked the income to service a mortgage on a home in Sydney.

Determined to achieve their goal, they spoke to ANSA Capital after being referred by friends. Adopting a completely different strategy to other builders, ANSA Capital packaged up a house and granny flat – a four bedroom home for Mark and Melissa’s young family, and a 2 bedroom granny flat that rented for $360 a week.
The ANSA Capital structure made all the difference. As Melissa describes it … “the Granny Flat makes up about 20% of our house plan but pays nearly 50% of our home mortgage” Not only did the Granny Flat mean they could get a loan for a home where they wanted, but the cost of living is much more manageable.

Case Study 3: Cashflow Positive for Retirement

Ron was aged 61 when he contacted ANSA Capital and while he and Tina were earning good income now, he knew he only had 4 or 5 years left before retirement. He knew he didn’t have enough put away for a comfortable retirement, but wanted to make sure any investment property would still be manageable after he stopped work and didn’t have the same amount of tax credits each year.

ANSA Capital was able to source Ron and Tina a brand new property with strong enough cashflow that the property would be cashflow positive net of tax benefits in less than 6 years. The property came complete with guaranteed rental income for the next 10 years, making it an ideal structure for their retirement years.

Case Study 2: Saved $261,000 in Mortgage Payments

Tim and Anna had worked hard all their lives, often working three jobs to help put their children through private schooling and university. At age 59 and 57, they were looking forward to a well-earned retirement by age 70 at the latest.

The only problem was they still had more than 24 years left to go on their home mortgage, which was still costing them more than $3,100 every month.
Along with their new cashflow positive investment property, ANSA Capital was able to restructure their finances which enabled them to save more than $260,000 in mortgage payments and almost 7 years off their mortgage without spending any additional money week to week.

Case Study 1: Saved $20,191 in tax

Paul, 46, works as an IT Manager in the finance sector and is on a base salary of $158,000 including superannuation. While the amount of tax he has to pay has always been a major frustration, Paul was stunned to find out that between now and when retires at age 65, he will have more than $1,476,000 in tax taken from his pay. In his words, the Tax Office could give him two investment properties owned outright with all the tax they take off him!

Investing in a brand new property with ANSA Capital, Paul was able to almost cut his tax in half, and saved more than $20,000 in the first year. Not only that, ANSA Capital structured the investment so he received tax back in his paypacket every fortnight.
